Nestled within a peaceful private estate in the foothills of Mallorca’s Tramuntana Mountains, Sa Terra Rotja (meaning red earth) is a sublime four-bedroom villa that perfectly balances relaxation and luxury.
A welcoming lounge opens onto a pretty pergola with two inviting sides: one overlooking the pool, the other arranged for comfortable outdoor lounging — the ideal spot for pre-dinner drinks. Dining can be enjoyed indoors or, more memorably, on the shaded al fresco terrace with sweeping views. Several terraces invite quiet moments with a book, including one with a hammock strung between two lofty palms.
The villa’s air-conditioned bedrooms are thoughtfully appointed with en-suite bathrooms, bathrobes, Bose mini-speakers, and full-size amenities. Two of the bedrooms are located on the upper floor, positioned at each end of the property for added privacy.
A stone pathway leads down to the pool and sun terrace, complete with loungers and parasols, perfectly placed to soak in the surrounding scenery.
Sa Terra Rotja is part of Sir Richard Branson’s Son Bunyola estate, which also includes Son Balagueret (four bedrooms) and Sa Punta de S’Aguila (five bedrooms), as well as the newly opened Son Bunyola Hotel — a five-star boutique retreat within a beautifully restored 16th-century finca. Villa guests are welcome to dine at the hotel’s two restaurants, both embracing a farm-to-fork ethos with produce grown in the estate’s gardens and orchards.
Guests can also enjoy the hotel’s spa and tennis court (advance booking recommended), while the estate itself is crisscrossed with walking and biking trails that lead to a rocky cove lapped by crystal-clear waters. Bikes can be rented from the hotel, and guided walks are available for those wishing to fully explore this extraordinary landscape.

- Balance is due 90 days prior to the rental start date
- The estate's tennis court is nearby so occasional noise can be heard when at the villa. It is shared with the other properties on the estate so pre-booking is highly recommended
- The beach is stony and driving down to it in cars is not possible, the estate can 'buggy' you close to the bottom and you can walk the last couple of minutes
- An additional two children under 12 years old can be accommodated on a sofa bed or rollaway bed. Please note daily charges will apply.
- Villa guests have access to the hotel facilities, except when the hotel has an exclusive use booking.
